Rental Policies

Once you have reserved a property, you will receive an individual lease agreement.  Please review, sign, and fax or scan back to Premier Beach Rentals.   No reservation is confirmed until this lease has been received by us and the initial payment processed.

Reservation Requirements

Each property has requirements for minimum nights based on the time of year (3, 5 or 7 Nights). We accept Visa, MasterCard, Check or payment through Venmo. If you wish to set up another form of payment, please contact us. You must be 25 years old or older to reserve one of our properties.   You will receive check-in instructions after your final payment has been processed.


If your reservation is greater than 30 days in advance, we will process 50% as your down payment and the balance is due 30 days prior to arrival.

Non Smoking Policy

We have a very strict Non-Smoking Policy. Absolutely no smoking is allowed inside any of our properties. If smoking is detected, or there is any evidence of smoking in the property, you will be charged $250.00 to the credit card on file. Be courteous and keep doors closed while smoking outside, and please stand away from the house.

Check In/Out Times

Check-in and check-out times are listed on the lease and the Welcome email. 

Check-In Policy

When your payment has been received in full, you will receive detailed directions and codes for check-in.   Our box codes are changed regularly; therefore, you will not be able to gain entry with anything you pull off a site.  Use our email only!

Check-Out Policy

All check-out instructions will be left inside the home for your convenience.  Failure to secure the property or not follow the instructions may result in additional charges.

Pet Policy

We have specific properties that are pet friendly. Guests are required to provide proof of Vet Prescribed flea medication with final payment.  There is a pet fee of $100.00.  If any additional cleaning is required you will lose some or all of your security deposit, depending on the severity of the cleaning.  

Noise Ordinance

When you reserve one of our homes, you state the number of guests expected to be present during your stay.  We have a limit on how many guests may stay in any given home.   Each community has a noise ordinance as well.  If we receive noise complaints, you will be asked to vacate immediately without a refund.

Hold Harmless and Liability Agreement

Guest(s) agree to indemnify and hold harmless Premier Beach Rentals, its owners, employees, and contractors for any liabilities, theft damage, cost or expense whatsoever arising from or related to any claim or litigation which may arise out of or in connection with Guest(s) use and occupancy of the rental property including but not limited to any claim or liability for personal injury or damage or theft of property which is made, incurred, or sustained by Guest(s).  A material breach of this Agreement by Guest(s), which, in the sole determination of the Agent, results in damage to the Premises, personal injury to Guest(s) or others, a breach of the peace, a nuisance to others, or a violation of criminal law or local code, shall be grounds for termination of Guest(s).  Violation of any of the rules contained herein will result in immediate eviction and forfeiture of rent and/or security deposit.

Force Majeure

There may be circumstances beyond our control and contemplations, in which the property might not be available for your booking.  Examples of these include (but are not limited to) destruction of or severe damage to the property.  In the event of Force Majeure, we will do our best to make alternative arrangements for you where possible.  If we cannot, or if the alternative arrangements are not acceptable to you, then we will refund all monies paid.  This will be the full extent of our liability to you in such circumstances, and we will not be responsible for any other costs connected with any such cancellation, howsoever arising.


We have provided ‘start up’ paper products, as well as dishwashing detergent and dish soap.  We do suggest you bring beach towels for the beach as they are not provided.

Lost and Found

The Homeowner and Premier Beach Rentals are not responsible for articles left on the premises.  We will do our best to return these items to you, but there is a $25 fee for this service. Lost and Found items will be donated or discarded after 14 days.
